Entering through the Double Glazed wooden French doors gives access to the Living room, this room measures 17 foot 4 inch x 19 foot, this room contains a Villager AHI wood burning fire with back boiler, set in to a real carved stone fire surround, the fire supplies the hot water & the heating for the 8 radiators. This area is walled off with a gated entrance it measures circa 100 feet x 50 feet, the left hand side is planted with Apple, Pear, Kiwi & blackberry, and would be ideal for a Poly tunnel & vegetable Garden if required, the trout stream runs alongside the orchard, next to this is the lake

Lake
The Lake Measures 250 feet x 50 feet, we had this Lake excavated 5 years ago, it is circa 5 foot deep at the deep end and 1 foot deep at the shallow end with an Island in the middle, I stocked the Lake in 2011 with 50 Common, Leather & Crucian carp ,the biggest was about 3 Kilo, but they are growing rapidly on the abundant blood worm in the silt, and actually spawned last year, I also added 2 small Koi & 20 Goldfish last year, the Lake also contains lots of Trout that have been introduced naturally from the stream that feeds the lake. The Lake has 5 overflows fitted so no risk of flooding, last year we planted a large amount of Marginal plants around the lake and on the Island.

The Trout Stream
This runs for circa ½ mile alongside the property, this has lots of small (Max 6 inch) brook/brown trout in it, last year I cleared it of all dead branches/trees along the stream and built 15 small trout pools.  even during last years (2011)drought the stream continued to flow.

Front Lawn
This measures 95 foot x 50 foot, This is laid with grass and 4 Japanese Acers alongside the stream, underneath the Lawn is the septic tank,(The Tank & Pipes were emptied & cleaned 17/04/2013) there is a small bridge across the stream which leads to a cleared area in the woods, which is ideal for dining out on those hot summer days (but this area does not belong to the Mill), On the front lawn is a swimming pool 3.4 metre x 1.2 metre.

1st Back Field
This measures circa ¼ acre and contains a field shelter used for housing the ride on mower etc. & the Borehole used to supply water.

2nd Back Field
This measures circa 2 ½ acres, the Trout stream runs alongside this field, and was used to power the Mills 2 water wheels, this field was originally a Lake, this lake has now silted up, permission has been given by the local Mayor to reinstate this Lake, the field has natural springs on it, so we believe it would not require water from the stream to supply it.

Woodland
At the far end of the 2nd back field is an area of circa 1 acre of woodland that belongs to the mill; this has never been cut, so quite overgrown!

The Mill Ruin at the side of our building (which was the old Mill owners residence) is the ruins of a very Large Flour Mill, this originally had 2 water wheels (not here when purchased) and contains the remains of a large cider press, this building was struck by lightning in the 1980s and only the crumbling external stone walls remain, permission to demolish this building can be easily obtained if required.

To Summarise:

We purchased the Mill 6 ½  years ago, and have spent a lot of time/Effort/money ensuring it has been renovated to a very high standard, We have renovated the Mill to make it very Eco friendly and reduce overheads to a minimum, and not be dependent on Gas/Oil/Water supplies & rising prices.

The Mill has its own water source of a bore hole with pump, so no water Bill.

Own septic tank, so no sewage bill.

Heating & Hot Water by wood burner with back boiler, so no Gas or oil bill.

Mains Electricity.

Cooker works on bottled gas (1 bottle normally last 3 months) and cost Euro 23.

Very Well insulated building & LED or Low energy bulbs fitted.

Solar hot water system installed that just requires the solar panel to be fitted.

South facing Building, so Ideal for solar electric panels to be installed. Today 24/04/2013 it is 35 degrees outside.

Top of the range, Humax HD Freesat Receiver for English TV, & Tooway 8MB (upgradeable if required) Broadband via satellite receiver, available by separate negotiation. So you would have English television & Broadband Internet access from day one (nobody wants to miss Coronation Street!)

Ride on Mower, Chain saws, Petrol Strimmer, Log splitter etc available by separate negotiation.

The French equivalent of Council Tax is Tax Fonciere & Tax Habitation, they are Euro 144 & Euro 203, Total Euro 347 per year

Nearest village Pont Douilly is circa 3.5 Kilometres away, this has a Post office, several bars & Bakers, butchers, petrol station, library, doctors, dentist, etc

The Nearest town Falaise is circa 8 Kilometres away, this has everything you could ever need.

The only reason we are wishing to sell is my poor health.
